Berinsfield Garden Village development is currently supported by the following strategic documents, engagement and feasibility reports:

Masterplan Framework Document: Outlines the overall vision for Berinsfield Garden Village, including where new homes, community facilities, green spaces, and walking/cycling routes could be located. It sets a framework for future development while reflecting community priorities.

Berinsfield Neighbourhood Plan: A locally led plan that helps guide development in Berinsfield, ensuring new housing, facilities, and community projects reflect the needs and wishes of residents.

2025 Regeneration Strategy – Engagement Report (to be published soon): Summarises feedback from residents, local groups, and organisations collected during the 2025 consultation on the Regeneration Strategy. It highlights what the community wants to see improved in Berinsfield.

Community Facilities Feasibility Study: Examines the potential for new or upgraded community facilities in Berinsfield, identifying opportunities for shared spaces, better services, and meeting the needs of local residents.

2011 – 2035 Local Plan: Berinsfield Garden Village includes undeveloped land to the east of the existing settlement on the former airfield which has been allocated in the South Oxfordshire District Council (SOCD) Local Plan (adopted December 2020, strategic allocation Policy STRAT10i).

Berinsfield Parish Treescape Report: This report is intended to give a broad indication of the natural capital benefits that treescapes can bring to Berinsfield parish and of the opportunities to increase them.

Berinsfield Housing Need Study 2019: Opinion Research Services (ORS) was commissioned by South Oxfordshire Council to prepare a Housing Needs Assessment for the parish of Berinsfield. This study aims to provide evidence for the size and tenure of dwellings required and to consider wider issues around housing need in Berinsfield.

Leisure Facilities Assessment and Strategy: The councils have approved a new Leisure Facilities Assessment Strategy (LFAS), which provides an audit of the quality, quantity and accessibility of leisure facilities, as well as the current and future use of the facilities. The LFAS has assessed the key sports and leisure facilities within the South Oxfordshire and Vale of White Horse district areas, including throughout Berinsfield. This includes sports halls, swimming pools, activity halls, health and fitness suites, squash courts, water sports facilities, skateparks, multi-use games areas and climbing walls.

The Playing Pitch Strategy: The councils have also adopted a new The Playing Pitch Strategy, which provides an audit of the quality, quantity, and accessibility of playing pitches (including cricket, football, hockey, rugby and other pitches) to establish the current levels of demand and the appropriate level of pitch provision that can be planned for the future.
