Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the area.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings.

That the landscaping scheme referred to in condition 3 above shall include full details of proposed on going maintenance of all landscaped areas including the proposed swale. Reason: That long term maintenance of all planting is required.

That except for the offices shown on the approved plans, the units shall be used for purposes falling within B1(c) or B8 only, as defined by the Town and Country Planning (Use Classes) Order, 1987. Reason: In the interests of highway safety and convenience.

That no mezzanine floors shall be inserted unless planning permission has first been granted in respect thereof. Reason: In the interests of highway safety and convenience.

During construction, no solid matter shall be stored within 10 metres of the bank of the Moor Ditch and thereafter, no storage of materials shall be permitted within this area. Reason: To prevent solid materials from entering Moor Ditch and causing pollution.

That development shall not begin until a scheme for the disposal of foul sewage has been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health and to avoid pollution.

That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interests of public health.

That no unit shall be occupied until space has been laid out within the site for cycle racks, in accordance with Plan Reference AL(O)002 Rev G accompanying the application and such areas shall not thereafter be used for any purpose other than that for which they are provided. Reason: To ensure adequate provision is made for cyclists.

That work be not commenced on the erection of any building until the whole of the roads and footpaths shown on the layout plan accompanying the application, and all surface water drainage works have been laid out, constructed and completed in accordance with a specification to be submitted to and approved by the Local Planning Authority. Reason: In the interests of highway safety and convenience.

That no unit shall be occupied until space has been laid out within the site for car parking, for the loading and unloading of goods and service vehicles and for vehicles to turn so that they may enter and leave the site in forward gear, in accordance with Plan Reference AL(O)002 Rev G accompanying the application and such areas shall not thereafter be used for any purpose other than that for which they are provided. Reason: To comply with the Local Planning Authority's vehicle parking standards to protect local amenities.

That the unit shall not be occupied until the means of access between the land and the highway has been formed, laid out and constructed with 4.5 metres by 70 metres vision splays. Reason: In the interests of highway safety and convenience.

That if the turning head on Collett Way is stopped up, the surface shall be broken up and the land landscaped in accordance with details to be submitted in compliance with condition 3 above, within 3 months of the confirmation of the stopping up order. Reason: To help to assimilate the development into its surroundings.
