Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That prior to the first use of the beer garden, as proposed, the parking provision shall be as shown on the deposited drawing ref. 97042/19A all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
That a laurel hedge shall be planted along the boundary with 59 Old London Road and along the line of the post and rail fence, as shown on the deposited drawing ref. 97042/19A within the first planting season after the commencement of development. The hedge on the boundary with 59 Old London Road shall be tended to grow to and remain at, a height of not less than 1.8 metres, and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained.
Reason: To help to assimilate the development into its surroundings.
That, notwithstanding the details accompanying the application and prior to the first use of the beer garden as proposed, a 2 metre close boarded fence on the boundary with 44 High Street (western boundary) shall be constructed in the position of the 1.8 metre fence shown on the approved drawing no. 97042/19A and the 2 metre fence shall be retained as such.
Reason: To ensure that the details of the development are satisfactory.
That parking bay 1 shall be reserved for disabled drivers and marked out as such prior to the first use of the beer garden.
Reason: To ensure that the details of the development are satisfactory.
That prior to the first use of the beer garden provision shall be made on site for the parking of bicycles in accordance with a scheme to be submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of sustainable development.
