Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences.

That a scheme for the landscaping of the site, including the planting of live trees and shrubs, the treatment of the access road and hardstandings, and the provision of boundary fencing and screen walling shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To help to assimilate the development into its surroundings.
That the landscaping scheme referred to in Condition 4 above shall make specific provision for the treatment of the hedgerows running diagonally across the site.
Reason: To ensure that the details of the development are satisfactory.
That the existing trees, shrubs and hedges on the land shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development.
Reason: To safeguard the character of the area.
That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.

That the landscaping scheme referred to in Condition 4 above shall include the provision of 2m high walls to Plots 6, 7 and 15.
Reason: To ensure that the details of the development are satisfactory.
That a detailed specification of the contruction of the driveways serving Plots 19, 20 and 21 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development.
Reason: To safeguard trees which are visually important.
That the scheme for the protection of the trees, shrubs and bushes referred to in Condition 6 above shall include details of all service runs.

That no dwelling shall be occupied until the whole of the roads and footpaths shown on the layout plan accompanying the application, and all surface water drainage works, have been laid out and constructed in accordance with the Oxfordshire County Council Design Guide for Residential Roads and the specification for the construction of works for housing development.

That before any of the development hereby permitted is occupied, the parking and turning spaces shown on the approved plan shall be constructed and such spaces shall thereafter be kept permanently available for the use of residents, employees and visitors to the site.

That the parking provision shall be as shown on the deposited drawing, reference * all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.

That within 6 months of the first occupation of the eighteenth dwelling on the site, the whole of the roads and footpaths shown on the approved plan shall be completed and the final surfacing undertaken.

That surface water shall not be disposed of other than in accordance with a detailed surface water drainage scheme which shall first have been submitted to and approved in writing by the Local Planning Authority.
Reason: In the interests of public health.
That, prior to the commencement of any other development to which this permission relates, the archaeological excavation and recording set out in the Project Designs produced by Cotswold Archaeological Trust shall be satisfactorily completed.
Reason: As the site is of archaeological importance.
