Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990.

That a description of the steps and works to be undertaken and carried out under this consent shall be submitted to the Local Planning Authority before any work of demolition is begun. No work of demolition shall be begun until the Local Planning Authority have given written approval to the proposed steps and works. Such steps and works shall, where necessary, include in relation to any part of the building to be retained, measures to strengthen any wall or horizontal surface, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building.

Samples of the materials to be used for the roofs and cheeks of the new dormer windows and for making good the walls shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area.

A detailed specification of the type, design and external finish of all windows and external doors shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area.

Full details of the design and height of the brick boundary walls to demarcate the rear garden areas and a sample of the bricks to be used in their construction shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area.

Full details of the design of the garage and bicyle store and samples of the materials to be used in their construction shall be submitted to and approved by the Local Planning Authority prior to the commencement of the works. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area.

That a detailed specification of the replacement for the ground floor section of the central staircase shall be submitted to and approved in writing by the Local Planning Authority prior to its replacement. Reason: To safeguard the architectural and historic character and appearance of the listed building and the amenity of the area.

An archaeological record shall be made of the building prior to the commencement of the works. This should be undertaken by an archaeologist/building recorder or organisation with acknowledged experience in the recording of standing buildings and shall be presented in a form which is acceptable and agreed in writing by the Local Planning Authority. Reason: As the site is of archaeological importance.
