The proposed two storey extension represents an unacceptable form of development by virtue of: the form and design details of the extension which would detract from the simple character and linear form of the existing building and the character of the Warborough Conservation Area; of the first floor bedroom window in the south east elevation which would give a direct line of vision into the clear glazed bathroom window and garden area of Yew Tree Cottage and detract from the residential amenities of the residents of that property; and of its proximity to the large Yew tree to the north, the future health of which would be jeopardised by the construction of the extension. As such the proposal is contrary to policies G1, CON8, CON10, CON15, C16 and H12 of the South Oxfordshire Local Plan.
