Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To safeguard the character and appearance of the Didcot Northbourne
Conservation Area.
That notwithstanding details shown on the submitted drawings details
of the sizes, forms, designs, materials and finishes of all windows
including cills and heads shall be submitted to and approved in writing
by the Local Planning Authority.
Reason: To safeguard the character and appearance of the Didcot Northbourne
Conservation Area.
That detailed specifications of all external doors, eaves, fascias,
rainwater goods and brick bond shall be submitted to and approved
in writing by the Local Planning Authority.
Reason: To safeguard the character and appearance of the Didcot Northbourne
Conservation Area.
That a scheme for the landscaping of the site including the planting of
trees and shrubs; details of all freestanding walls, fences and
railings; and all ground surface treatments shall be submitted to and
approved in writing by the Local Planning Authority prior to the
commencement of the development hereby permitted. The scheme shall
be implemented as approved within 12 months of the commencement of the
approved development and thereafter be maintained in accordance with
the approved scheme to the complete satisfaction of the Local Planning
Authority. In the event of any of the trees or shrubs so planted
dying or being seriously damaged or destroyed within 3 years of the
completion of the development, a new tree or shrub or equivalent
number of trees or shrubs, as the case may be, of a species first
approved by the Local Planning Authority, be planted and properly
maintained in a position or positions first approved by the Local
Planning Authority.
Reason: To safeguard the character and appearance of the Didcot Northbourne
Conservation Area.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1
of Schedule 2 to the Town and Country Planning (General Permitted
Development) Order 1995 (or any order revoking or re-enacting that Order),
no extensions or additional windows shall be constructed or inserted unless
planning permission has first been granted by the Local Planning
Authority on a formal application in respect thereof.
Reason: To ensure that the development is not unneighbourly.
That before any of the development hereby permitted is occupied, the
parking and turning spaces shown on the approved plan shall be constructed
and such spaces shall thereafter be kept permanently available for the use
of residents and visitors to the site.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That prior to the commencement of any other development to which this
permission relates, the means of access between the land and the highway
shall be formed, laid out and constructed strictly in accordance with the
specification of the means of access attached hereto, and all ancillary
works therein specified shall be undertaken strictly in accordance with
the said specification.
Reason: In the interests of highway safety and convenience.
