That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That samples of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To ensure that the details of the works are satisfactory. That the works shall not begin until a detailed specification of the type, design and external finish of all windows (including the replacement window to bedroom 4 in the existing side elevation at 2nd floor level) and rooflights has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the brickwork to be used in the first and second floor extension shall be laid in a Flemish bond. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the brickwork to be used in the first and second floor extension shall be pointed using a lime-based mortar mix. Reason: To safeguard the architectural and historic character and appearance of the listed building. That bonnet hip tiles shall be used in the construction of the roof on the half hip detail. Reason: To safeguard the architectural and historic character and appearance of the listed building. That all rainwater goods shall be constructed of cast iron. Reason: To safeguard the architectural and historic character and appearance of the listed building.
