Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the roof shall be submitted
to and approved in writing by the Local Planning Authority before any
development commences.
Reason: To safeguard the architectural and historic character and
appearance of the listed building.
That the existing stone wall shall be retained and such steps shall
be taken and such works shall be carried out to secure the safety and
stability of this wall during the progress of the works in pursuance
of this permission.
Reason: To safeguard a wall which is visually important.
That the existing trees on the land shall be protected whilst
development operations are in progress, in accordance with a scheme
to be first agreed in writing with the Local Planning Authority and
to be implemented prior to the commencement of the development.
Reason: To safeguard trees which are visually important.
That the excavations to provide footings for the padstones to support
the open frame to the building hereby permitted shall, in the
vicinity of the existing yew and copper beech trees, be dug by hand
held implements. If part of the root system to the trees is encountered
during excavations then these shall be removed only under the guidance
of a qualified tree surgeon.
Reason: To safeguard trees which are visually important.
