That having regard to its size and resultant bulk the proposed extension
would represent an inappropriate extension to this Grade II listed
building detrimental to the character and appearance of the building
and of the Dorchester-on-Thames Conservation Area contrary to policies
Con 6, Con 8 and Con 10 of the adopted South Oxfordshire Local Plan.
That having regard to its height, bulk and proximity to the boundary
with the adjoining property to the north the proposed extension
would have an overbearing and overshadowing effect on that property
detrimental to the residential amenity of occupiers of that adjoining
property contrary to Policy H12 of the adopted South Oxfordshire Local
Plan.
