Conditions / Refusal Reasons
That the development must be begun not later than the expiration of two years beginning with the date of this permission, and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking or re-enacting that Order) the garage accommodation shall be retained as such and shall not be adapted for living purposes without the prior grant of planning permission by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the bathroom windows in the side elevation facing No 2 Manor Close shall be glazed in obscure glass prior to the first occupation of the premises and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly. That notwithstanding any indication given in the application the roofs of the dormer windows shall be finished with a plain tile verge. Reason: To ensure that the details of the development are satisfactory. That except where necessary to improve the vehicular access the existing hedge along the whole of the boundary frontage onto Manor Close shall be retained and properly maintained at a height commensurate with that on the frontage of 2 Manor Close and that any plant which may die or be seriously damaged or destroyed within three years of the completion of the development shall be replaced and the replacement shall be properly maintained. Reason: To safeguard hedges which are visually important. That the existing hedge on the frontage of the land to Manor Close shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing with the Local Planning Authority and to be implemented prior to the commencement of the development. Reason: To safeguard the character of the area. That a scheme for the landscaping of the site including the planting of live trees and shrubs, boundary fencing and the treatment of hardstandings shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings. That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the specification of the means of access attached hereto, and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification. Reason: In the interests of highway safety and convenience.
