Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

The bridge over the watercourse shall have a soffit level at a height exceeding the bank tops of the watercourse. The supporting piers shall be set back from the bank tops such that they do not interfere with the flows in the watercourse nor the form of the river banks. The ramps leading up to the bridge shall be of open construction such that flood waters can flow under any gap between the ramp and the existing ground. Reason: To ensure that flood flows are not impeded and that the banks of the watercourse are not disturbed.

That existing ground levels on the site shall not be raised. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.

That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood as shown on maps held by the Environment Agency. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.

The bridge over the soakaway shall be of open construction such that flood waters can freely pass through the structure. Reason: To ensure that flood flows are not impeded.
