Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the roof shall be of the same colour,
type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That notwithstanding the details accompanying the application the
rooflight to the landing area and stairwell in the northern elevation
shall be raised in the roof slope to the same height as the rooflight
to the bedroom.
Reason: To ensure that the development is not unneighbourly.
That the rooflight to the bathroom in the southern elevation shall be
glazed with obscure glass prior to the first use of the extension
and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed in the
north or south elevations of the extension other than those expressly
authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking or
re-enacting that Order), no balcony, platform or external stairway
shall be provided to the first floor french windows.
Reason: To protect local amenities.
