Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of all materials (including bricks, tiles, brick bond, mortar mix and rainwater goods) to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character and appearance of the Wallingford Conservation Area.

That development shall not begin until a detailed specification of the type, design and external finish of all windows, eaves/fascias, ventilation and external doors has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Wallingford Conservation Area.

That structural details of the proposed flank wall adjoining 2 Church Lane shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development. Reason: To safeguard the character and appearance of the Wallingford Conservation Area.

That no development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to and approved by the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995. Reason: To protect local amenities.
