That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the roof of the dormer shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the area. That development shall not begin until a detailed specification of the type, design and external finish of the window has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the area. That samples of the materials to be used for raising the height of the boundary wall shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To safeguard the character of the area. That the half round coping bricks on the existing boundary wall and caps to the piers shall be salvaged where possible and re-used to top the raised wall. If any new coping bricks or capping to piers are required they shall match the existing in colour, type and texture. Reason: To safeguard the character of the area. The brick course used for raising the height of the boundary wall shall match that of the existing wall and a lime based mortar shall be used for the pointing. Reason: To safeguard the character of the area. That details of the finish of the timber gates and fencing at the entrance shall be submitted to and approved in writing prior to the commencement of development. Reason: To safeguard the character of the area.
