That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the roof materials of the existing outbuilding and the bricks and coping bricks of the existing wall shall be reused where possible in the construction of the garage and realignment of the wall. Any new materials shall match the existing in colour, type and texture. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the brick bond to be used in the construction of the re-aligned wall shall match that of the existing garden wall and it shall be pointed with a lime-based mortar. Reason: To safeguard the architectural and historic character and appearance of the listed building. That prior to the commencement of works on the site a method statement regarding the impact of works on the Yew tree in the garden of Manor Farm shall be submitted to and approved in writing by the Local Planning Authority. The method statement shall include details of the demolition of the existing structures and any excavations (these should be carried out by hand rather than mechanically) and details of the type and location of the protective fencing to be erected around the tree during construction. The protective fencing for the tree shall be erected prior to the commencement of any works on the site and retained during construction. Reason: To safeguard the Yew tree which is visually important. That notwithstanding the details accompanying the application the garage doorway shall be finished with double doors, hung at the side and constructed with vertically aligned dark stained timber boarding. Reason: To safeguard the architectural and historic character and appearance of the listed building.
