Conditions / Refusal Reasons
That, having regard to its size, bulk and massing, and to its location relative to the adjoining property, Well Spring House, the extension would result in an oppressive and unneighbourly form of development which would detract from the residential amenity of occupiers of the adjoining property, contrary to Policy H12 of the South Oxfordshire Local Plan. That, notwithstanding the screen fence proposed, the development would result in overlooking of the curtilage of the adjoining property Snail Cottage, from the balcony, detrimental to the residential amenity of the occupants, contrary to Policy H12 of the South Oxfordshire Local Plan. That having regard to the inappropriate details of the design, particularly the screen fence on the balcony, the development would detract from the character and appearance of the existing building, which lies within the Brightwell-cum-Sotwell Conservation Area, contrary to Policies CON8 and H12 of the South Oxfordshire Local Plan.
