That, having regard to the size of the extension and its location relative to existing surrounding development, the proposals represent an unneighbourly form of development by reason of overshadowing, overlooking and general proximity, which would detract from the residential amenity of occupiers of the adjoining properties 2 and 4 Gelt Burn contrary to Policy H12 of the adopted South Oxfordshire Local Plan. That, having regard to the location of the extension relative to the side boundary and to the lack of adequate on site parking provision, the proposals represent a cramped and intrusive form of development which would detract from the character and appearance of the existing building and the visual amenity of the locality, contrary to Policies H12 and G11 of the adopted South Oxfordshire Local Plan.
