Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the roof shall be submitted
to and approved in writing by the Local Planning Authority before any
development commences.
Reason: To ensure that the details of the development are satisfactory.
That the materials to be used for the external walls and for making
good shall be of the same colour, type and texture as those used
on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That car parking shall be provided as shown on the deposited plan
reference 1302.G.1.Rev C all constructed, surfaced and laid out, retained
and maintained available at all times for the parking of a car to serve
the residential accommodation.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That the residential accommodation shall be used and occupied only in
connection with and ancillary to the shop use on the ground floor.
Reason: To secure the proper planning of the locality because permission
is given only in view of the special circumstances.
That development shall not begin until a scheme showing details of the
planters, kerbing and surface finishes of the forecourt has been
submitted to and approved by the Local Planning Authority and all works
which form part of the scheme shall be completed before the first
use and occupation of the residential accommodation hereby permitted.
Reason: To ensure that the details of the development are satisfactory.
