That, having regard to its size, form, design and location relative to the existing building, the proposed extension and garage would be out of keeping with the scale and proportion of the existing cottage. The extension and garage would detract from the character, appearance and setting of this property which is included on the Statutory List of Buildings of Special Architectural or Historic Interest (Grade II) and from the character and appearance of the Aston Tirrold Conservation Area contrary to policies Con 7, 8 and 10 of the adopted South Oxfordshire Local Plan. That having regard to its size, form, location and details of design the proposed extension would have an unneighbourly effect on the amenity of occupiers of No 9 Aston Street by reason of overlooking contrary to policy H12 of the adopted South Oxfordshire Local Plan.
