Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That samples of the materials to be used for the external walls and roof
shall be submitted to and approved in writing by the Local Planning
Authority before any development commences.
Reason: To ensure that the details of the development are satisfactory.
That the garage windows on the rear elevation hereby permitted shall
be glazed in obscure glass prior to first occupation of the premises and
shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly.
That, prior to the commencement of development, a section plan showing
finished ground levels and the height of the building in relation to
10 Eyres Close shall be submitted to and approved in writing by the
Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory
and to ensure that the development is not unneighbourly.
That development shall not begin until a detailed specification of the
type, design and external finish of all windows, external doors,
rainwater goods, eaves and fascia boards has been submitted to and
approved in writing by the Local Planning Authority.
Reason: To ensure that the details of the development are satisfactory.
That, prior to the first use of the garage/workshop the existing
garage/store on the boundary with 10 Eyres Close shall be demolished
and the materials therefrom removed from the land.
Reason: To safeguard the character of the area.
That the building shall be used only for purposes incidental to the
enjoyment of the dwellinghouse as such, and for no other purpose
whatsoever.
