That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the foundations for the garage where adjacent to the walnut tree shall be dug by hand held implements and be so constructed to withstand root expansion. Reason: To safeguard a tree which is visually important.
