Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That prior to the commencement of any other development to which this permission relates, the means of access between the land and the highway shall be formed, laid out and constructed strictly in accordance with the deposited plan reference B-1031/02/G and the attached specification and all ancillary works therein specified shall be undertaken strictly in accordance with the said specification and deposited plan. Reason: In the interests of highway safety and convenience. That, before first occupation and use of the premises for the purposes hereby permitted, the existing vehicular accesses to Papist Way shall be closed in accordance with a scheme approved by the Local Planning Authority including reinstatement of the highway verge and a front boundary fence and hedge. Reason: In the interests of highway safety and convenience and to safeguard the visual amenities of the locality. That, before first occupation and use of the premises for the purposes hereby permitted, five car parking spaces shall be provided. The remaining three spaces shall not be provided and the area shall be grassed unless written notice of a requirement to provide such spaces within three months has been given by the Local Planning Authority. Reason: To protect the visual amenities of the area whilst ensuring sufficient on-site provision for car parking. That the window in the west elevation at first floor level shall be constructed and retained as a high level window, details of which shall have been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the development is not unneighbourly.
