Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That details and samples of the materials to be used for the external walls (including mortar and joint details) and roofs (including dormers) shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Wallingford Conservation Area. That detailed specifications of the designs, materials and external finishes of all windows, shopfronts, external doors, fascias, eaves and rainwater goods shall be submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character and appearance of the Wallingford Conservation Area. That a scheme for the provision of access for the disabled to each shop shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme for each unit shall be implemented before occupation of that unit. Reason: To ensure adequate access for disabled persons. That the ground floor shall be used only for shop use as defined within Class A1 of the Schedule to the Town and Country Planning (Use Classes) Order 1987. Reason: To secure the viability and vitality of the town centre. That the premises shall not be occupied and used for the purposes hereby permitted until the radius at the junction of St Martin's Street and Market Place has been altered in accordance with drawing 1 and specifications which shall have been submitted to and approved in writing by the Local Planning Authority. Reason: In the interest of highway safety and convenience. That a full archaeological watching brief shall be carried out during the period of construction works in accordance with details and by a professionally competent archaeological organisation both of which shall have been submitted to and approved in writing by the Local Planning Authority before the development commences. The brief shall include the recording of any archaeological features revealed, limited archaeological excavation and the retrieval of artefactual evidence. Reason: As the site is of archaeological importance.
