Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of five years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990. That before any work is undertaken in pursuance of this consent, such steps shall be taken and such works shall be carried out to secure the safety and stability of the building during the alterations, and to provide protection for the building against the weather during the progress of the works. Reason: To secure the safety and protection of the listed building. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the architectural and historic character and appearance of the listed building. That works shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and vents has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the architectural and historic character and appearance of the listed building. That all new rainwater goods shall match the existing. Reason: To safeguard the architectural and historic character and appearance of the listed building. That the brickwork to be used in the extensions shall be laid in a bond to match the existing. Reason: To safeguard the architectural and historic character and appearance of the listed building. That notwithstanding the requirements of Condition 4 the proposed new rooflight be of a conservation type. Reason: To safeguard the architectural and historic character and appearance of the listed building. That this notice does not constitute consent for the east facing extension and dormer window shown by a pecked line on drawing no 11163/E3 accompanying the application. Reason: Because details of these works do not accompany the application.
