That, having regard to the size and scale of the proposed extensions and conservatory, the detailed design of the breakfast room and conservatory and the removal of much of the back wall of the original building, the proposal represents an unacceptable form of development which detracts from the small scale character of the existing building and the character and appearance of the Brightwell-cum-Sotwell conservation area. As such the proposal would be contrary to policies CON8, CON10 and H12 of the South Oxfordshire Local Plan.
