Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That the materials to be used for the external walls and roof shall be of
the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That the replacement workshop hereby permitted shall be used only for
the purposes specified in the application in connection with the
MOT testing of vehicles and in connection with the business premises of
Hagbourne Garage and shall not be occupied or used separately therefrom.
Reason: To secure the proper planning of the locality and because the
separate occupation of the building would result in an
undesirable intensification of use of the site.
That a detailed scheme of all surface water drainage works shall be
submitted to and approved by the Local Planning Authority in writing
before any development commences. The scheme shall make provision for
surface water from roads and vehicle parking areas to be discharged
via deep seal trapped gullies.
Reason: In the interests of public health and to avoid pollution.
That within three months of commencement of the development hereby
permitted, the two existing workshops and canopy shown to be removed
shall be demolished and the materials therefrom removed from the site.
Reason: To safeguard the character of the area.
