That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof of the extension and the roof and cheeks of the dormer windows shall be of the same colour type and texture as those used for the existing building. Reason: To ensure that the details of the development are satisfactory. That the external walls and roof of the garage be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences. Reason: To ensure that the details of the development are satisfactory. That the existing hedge along the side boundary with the track shall be retained, and that any plant which may die or be seriously damaged or destroyed within 3 years of the completion of the garage shall be replaced and the replacement shall be properly maintained. Reason: To help to assimilate the development into its surroundings. That the existing hedge on the side boundary with the track shall be protected whilst development operations are in progress, in accordance with a scheme to be first agreed in writing by the Local Planning Authority and to be implemented prior to the commencement of development. Reason: To safeguard the character of the area.
