That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That samples of the materials to be used for the external walls and roofs shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory. That development shall not begin until a detailed specification of the type, design and external finish of all windows, external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the northern (side) or southern (side) elevations of the property as extended other than those expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly. That the garage shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To safeguard the character of the area. There shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. No spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. That development shall not begin until details have been submitted to and approved of the finished floor level at existing ground level of the garage building hereby approved and the ground level flood openings. The garage shall thereafter be built in accordance with the approved details. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. No development approved by this permission shall be commenced until details of the existing and proposed finished floor levels have been submitted to and approved in writing by the Local Planning Authority. The scheme shall be completed in accordance with the approved plans. Reason: To ensure the development is at minimum risk of flooding. That the ensuite bathroom window in the northern (side) elevation of the extension hereby permitted shall be glazed in obscure glass prior to the first occupation of the accommodation and thereafter retained as such. Reason: To ensure that the development is not unneighbourly.
