Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory.
That prior to the first occupation of the accommodation hereby permitted the parking areas shown on drawing no. 7117-99-07 shall be constructed, surfaced and laid out and shall thereafter be retained and maintained as such.
Reason: To comply with the Local Planning Authority's car parking standards and to protect local amenities.
That no site works shall commence until a protective fence has been erected around the existing tree on the frontage of the site in accordance with British Standard 5837:1991. This fence shall not be removed until the development has been fully completed and the protected area shall be kept clear of any building, plant, material, debris and trenching. The existing ground level and surface treatment shall be maintained and there shall be no entry to this area except for the purposes of arboriculture works, which shall be carried out by a qualified tree surgeon in accordance with British Standard 3998, and which have been agreed by the Local Planning Authority.
Reason: To protect a tree which is prominent in the street scene.
