Conditions / Refusal Reasons
That the building lies within an area of land liable to flood and the proposal would both be at direct risk of flooding and would increase the risk of flooding elsewhere. As such, the proposal would be contrary to policy EN12 of the Oxfordshire Structure Plan 2011 and policy G16 of the Council's adopted South Oxfordshire Local Plan. That having regard to the location and size of the windows in the south eastern elevation of the proposed extension, the proposal would be detrimental to the amenity of the neighbouring property Summerholme on account of the loss of privacy that would result. As such the development would be contrary to the provisions of the adopted South Oxfordshire Local Plan, particularly policy H12.
