Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.
That the external walls and roof be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before the development commences.
Reason: To ensure that the details of the development are satisfactory.
That all windows to be provided in the side elevations of the building shall be obscure glazed and fixed shut and shall have a minimum finished floor level to cill height of not less than 1.7 metres and shall be retained as such thereafter.
Reason: To ensure that the development is not unneighbourly.
That the office accommodation shall not be occupied until the parking provision has been constructed, surfaced and laid out, as shown on drawing no. 0515/ot/01b; and such parking provision shall be retained thereafter.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities.
That prior to the first occupation of the building a fence or wall shall be erected along the south western boundary of the site with the footpath serving the rear of 153-163 Reading Road, in accordance with a detailed scheme which shall first have been submitted to and approved in writing by the Local Planning Authority. Thereafter the fence or wall shall be retained in accordance with the approved details.
Reason: To ensure that the details of the development are satisfactory.
That prior to the first occupation of the building hereby permitted the areas between the car parking spaces and Quebec Road shall be landscaped in accordance with details which shall have previously been submitted to and approved in writing by the Local Planning Authority. Thereafter the areas shall be retained as such and not used for the parking of cars.
Reason: To ensure a satisfactory appearance and in the interest of highway safety.
