That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.

Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That no development shall take place until full details of the extraction and ventilation systems have been submitted to and been approved in writing by the Local Planning Authority and thereafter the premises shall not be used as a take-away hot food establishment until the extraction and ventilation systems have been installed in accordance with the approved details.

Reason: To ensure that the development is not unneighbourly.

That the premises shall not be open to the public outside 8.00 am and 11.00 pm on any day.

Reason: To protect local amenities.
