Conditions / Refusal Reasons
That the use of the road through the industrial estate to provide the only vehicular access for the development would result in poor standards of amenity for the occupiers of the proposed dwellings and would be likely to result in conflict between industrial traffic and residents accessing the development, thereby prejudicing the safety and convenience of drivers and pedestrians. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies H4, H11 and G10.
That the layout and design of the proposed development would result in poor standards of residential amenity for both the occupiers of the proposed dwellings and the existing dwellings adjacent to the site. It would also result in an incongruous form of development which would be detrimental to the character and appearance of the area. As such the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies H4, H11 and G10 and would not accord with advice given in the South Oxfordshire Design Guide.
That the development fails to make specific provision for affordable housing which would be contrary to policy H7 of the Council's adopted South Oxfordshire Local Plan.
