That the site forms an important open space and contributes to the setting of the Stoke Row Village Green and it is considered that the use of the orchard as domestic curtilage, involving the removal of trees and the erection of a garage, together with its associated drive and turning area, would result in an intrusive form of development which would detract from the character and appearance of the Stoke Row Conservation Area and this part of the Chilterns Area of Outstanding Natural Beauty. Therefore the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C2, CON10, CON15 and CON20.
