That having regard to the proximity of the proposed conservatory to a large pine tree (Pinus nigra) which is the subject of a Tree Preservation Order, the proposal would be likely to prejudice the long term retention of the tree which makes a positive contribution to the visual character and amenity of the area. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy C16.
