That the dwelling is proposed to be sited in close proximity to a group of mature trees in the garden of 53 Woodlands Road, which are the subject of a tree preservation order and are of considerable amenity value. It is considered that a dwelling in this location would be overshadowed by these trees and this would result in a threat to their long term retention. Therefore the development would be detrimental to the visual amenity of the locality. As such the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, H4 and C16.
