That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That no development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a schedule of materials and finishes for the external walls and roofs of the buildings. Reason: To ensure that the details of the development are satisfactory. That the store hereby permitted shall be used only for purposes incidental to the enjoyment of the dwellinghouse as such, and for no other purpose whatsoever. Reason: To ensure that the development is not unneighbourly. That the store shall be constructed in accordance with details which shall have previously been submitted to and approved in writing by the Local Planning Authority such that it will be floodable and will have a finished floor level at existing ground level. Thereafter the store shall be maintained in such a condition. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. That there shall be no raising of existing ground levels on the site. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity. That no spoil or materials shall be deposited or stored on that part of the site lying within the area of land liable to flood. Reason: To prevent the increased risk of flooding due to impedance of flood flows and reduction of flood storage capacity.
