That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990. That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory. That the existing trees shall be protected in accordance with a scheme which shall have previously been submitted to and approved in writing by the Local Planning Authority and shall be implemented prior to the commencement of any development. Reason: To safeguard the trees which are visually important. That the cycle stands and concrete path shown on drawing HT3/3B shall be provided prior to the first use of the extension hereby approved. Reason: To encourage and provide for the use of the facilities by pedestrians and cyclists.
