Conditions / Refusal Reasons
That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area. That, except insofar as may be necessary to allow for the widening of the existing vehicular access or as otherwise may be agreed in writing by the Local Planning Authority, all the existing walls around the boundary of the site shall be retained and maintained at their existing height. Reason: To protect the character of the area and to retain walls which are attractive. That the dwellings shall not be occupied until parking and turning provision has been constructed, surfaced and laid out, as shown on Drawing No. 98 1771-3a; and such parking and turning provision shall be retained thereafter. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the garage accommodation shall be retained as such and shall not be adapted for living purposes unless planning permission has first been granted by the Local Planning Authority on a formal application in respect thereof. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities. That the en-suite window in the south-western elevation of house No.1 hereby permitted shall be glazed in obscure glass prior to first occupation of the dwelling and shall thereafter be retained as such. Reason: To ensure that the development is not unneighbourly. That notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no windows shall be constructed in the south-western elevation of house No.1 other than that expressly authorised by this permission. Reason: To ensure that the development is not unneighbourly.
