Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five
years beginning with the date of this permission and if this condition
is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning
Act 1990.
That notwithstanding the provisions of Article 3 of, and Class A of Part 1
of Schedule 2 to the Town and Country Planning (General Permitted
Development) Order 1995 (or any order revoking or re-enacting that Order),
no development within Class A of Part 1 of Schedule 2 to the Order shall
be carried out on the land unless planning permission has first been
granted by the Local Planning Authority on a formal application in respect
thereof.
Reason: To protect local amenities.
That the building be constructed and finished in accordance with a
schedule of materials and finishes which shall first have been submitted
to and approved in writing by the Local Planning Authority before the
development commences.
Reason: To ensure that the details of the development are satisfactory.
That, prior to the first occupation of the dwelling hereby permitted
space shall be laid out within the site for four cars to be parked
and such parking spaces shall thereafter be retained.
Reason: To comply with the Local Planning Authority's vehicle parking
standards and to protect local amenities.
That, prior to the first occupation of the dwelling hereby approved
the first floor windows serving bedrooms one and four in the north-east
and south-west elevations shall be obscure glazed and thereafter
retained as such.
Reason: To ensure that the development is not unneighbourly.
That notwithstanding the provisions of the Town and Country Planning
(General Permitted Development) Order 1995 (or any order revoking and
re-enacting that Order) no windows shall be constructed at first floor
level in the north-east and south-west (side) elevation of the dwelling
hereby permitted other than those expressly authorised by this permission.
Reason: To ensure that the development is not unneighbourly.
