Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That samples of the materials to be used for the external walls and roofs of the garages and the brick wall shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory.

That the garage and bin store doors shall be constructed with vertical dark stained timber doors and shall thereafter be retained as such. Reason: To ensure that the details of the development are satisfactory.

That prior to the commencement of any work in connection with the garages hereby approved fencing for the protection of the surrounding trees shall be undertaken in accordance with details which shall have previously been submitted to and approved in writing by the Local Planning Authority. Thereafter nothing shall be stored or placed in the area fenced in accordance with this condition and the ground levels shall not be altered nor shall any excavation be made without the prior written agreement of the Local Planning Authority. Reason: To protect the surrounding trees which are of considerable amenity value.
