Conditions / Refusal Reasons
That the site lies on the edge of development at Sonning Eye and the
erection of the proposed dwelling would result in the extension of the
built up area of the settlement into the open countryside which would
be detrimental to the rural character and amenity of the area which
lies within an Area of Great Landscape Value. Therefore the
development would be contrary to the provisions of the Oxfordshire
Structure Plan 2011, particularly policies G2, G5 and EN4 and the
Council's adopted South Oxfordshire Local Plan, particularly policies
G1, G5, C3 and H6. The justification given by the applicant for the
erection of the dwelling is not considered to be sufficient to set
aside the Council's planning policies.
That having regard to its excessive size, bulk and inappropriate details
of design, the proposed dwelling would result in an inappropriate form
of development which would detract from the character and appearance
of the Sonning Eye Conservation Area. Therefore the development would
be contrary to the provisions of the Council's adopted South Oxfordshire
Local Plan, particularly policies G8 and CON10.
That having regard to its size, bulk and height the proposed dwelling
would be detrimental to the amenity of the occupiers of Waterside Cottages
on account of its overbearing and oppressive appearance. As such the
proposal would be contrary to the provisions of the Council's adopted
South Oxfordshire Local Plan, particularly policy G8.
That the proposed development lies within an area of land liable to
flood. As such the dwelling would be at direct risk of flooding and
would increase the risk of flooding elsewhere. Therefore the proposal
would be contrary to the provisions of the Council's adopted South
Oxfordshire Local Plan, particularly policy G16.
