Conditions / Refusal Reasons
That the development must be begun not later than the expiration of five years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990.

That the materials to be used for the external walls and roofs shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory.

That except insofar as may be otherwise agreed in writing by the Local Planning Authority, all trees, shrubs and hedges on the land shall be retained and protected during the course of the development and for a period of five years following the completion of the development. Any trees, shrubs or plants which within that period die, are removed or become seriously damaged or diseased, shall be replaced in the next planting season with others of a similar size and species, unless the Local Planning Authority gives written consent to any variation. Reason: To safeguard the character of the area.

That no site works shall commence until a protective fence has been erected around the existing tree on the frontage of the site in accordance with British Standard 5837:1991. This fence shall not be removed until the development has been completed and the protected area shall be kept clear of any building, plant, material, debris and trenching. The existing ground level and surface treatment shall be maintained and there shall be no entry to this area except for the purposes of arboriculture works, which shall be carried out by a qualified tree surgeon in accordance with British Standard 3998, and which have been agreed by the Local Planning Authority. Reason: To safeguard the character of the area.

That, notwithstanding the details shown on the drawings accompanying the application, details of the proposed balcony, to include the provision of screening to both sides, shall be submitted to and be approved in writing by the Local Planning Authority prior to the commencement of any development. The balcony shall be provided and thereafter maintained in accordance with the approved details. Reason: To ensure that the development is not unneighbourly.
