Conditions / Refusal Reasons
That having regard to the extent of the proposed internal alterations and in particular the creation of an access between the two bars and the relocation of the bar counter, the proposal would result in the erosion of the special character of the 1930's roadhouse, which is a grade II listed building. As such, the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy CON5. That the proposed extension by reason of its size, scale and design would fail to respect The Fox's special architectural and historic character as a grade II listed building. As such the proposal would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policy CON6.
