That having regard to its excessive size and inappropriate details of design and siting the proposed building would detract from the setting of Eyot House which is a Grade 2* listed building and as such be detrimental to the character and amenity of the Sonning Eye Conservation Area. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C3, CON7 and CON10. That the site lies within an area of land which is liable to flood and the development would be at direct risk of flooding and would increase the risk of flooding elsewhere. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan particularly policy G16.
