That, having regard to its excessive size and bulk and to its location
in close proximity to the boundary with the adjacent bungalow,
24 Pauls Way, the proposal would have an oppressive and overbearing
impact on the occupants of that property which would lead to a loss
of light to its rear garden and windows, which would be detrimental
to their residential amenities. As such, the proposal would be
contrary to the provisions of the Council's adopted South Oxfordshire
Local Plan, particularly policy H12.
