That, having regard to its excessive size and bulk and to its inappropriate details of design, the proposed extension would result in an incongruous form of development which would be poorly related to the existing dwelling, detracting from its character and appearance. Furthermore the proposal would be detrimental to the visual amenity of the locality which lies within the Chilterns Area of Outstanding Natural Beauty. Therefore, the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies C2 and H12.
