That the dwelling is proposed to be sited in close proximity to a group of mature trees lying in the garden of 53 Woodlands Road, which are the subject of a tree preservation order. It is considered that the erection of a dwelling in this location would result in a threat to the health and long-term retention of these trees which are of considerable amenity value and that therefore the development would be detrimental to the visual amenity of the locality. As such the development would be contrary to the provisions of the Council's adopted South Oxfordshire Local Plan, particularly policies G1, H4 and C16.
