Conditions / Refusal Reasons
That having regard to the excessive size and bulk of the extension,
to its poor relationship with the original dwelling and the inappropriate
details of design, the proposal would result in an incongruous and
intrusive form of development which would detract from the character
and appearance of the original dwelling and the locality, which lies
within the Chilterns Area of Outstanding Natural Beauty. As such
the proposal would be contrary to the provisions of the Council's
adopted South Oxfordshire Local Plan, particularly policies C2 and H12.
That having regard to the lcoation of the first floor bedroom windows
in the south-western (side) elevation of the extension adjacent
to the boundary with 2 Bix Common, the proposal would result in an
unneighbourly form of development which would result in a loss of
privacy to the private rear garden area of that property. As such
the proposal would be contrary to the provisions of the Council's
adopted South Oxfordshire Local Plan, particularly policy H12.
